Outdoor Building Maintenance
Sidewalk salt, parking lot sweep, dumpster pad pressure wash, exterior glass — bundled into one scope so the curb says the same thing the lobby does.

What goes wrong when it's half-done.
The first thing a tenant, customer, or surveyor sees is the curb — and the curb almost always tells a different story than the lobby. The reason is that exterior work usually gets bid out as four different vendors (snow, sweeping, pressure washing, exterior glass) and the handoffs fall apart. We bundle the exterior into one scope, on one cadence, with the same photo verification as the indoor program. The curb stops being the loose end.
Four operational principles, written into the route plan.
Single bundled scope — sidewalk, lot, dumpster pad, exterior glass — under one cadence
Salt, sweep, and pressure-wash work scheduled around your operating hours
Reclaim mats and stormwater compliance per municipal rules
Photo verification before/after on every visit, just like the indoor scope
What's included
- Sidewalk and entry salting on snow events, with a documented cadence
- Parking lot sweep on a periodic schedule, debris hauled off
- Dumpster pad and trash compactor zone pressure wash
- Exterior glass cleaning to 25 ft (water-fed pole) and above (lift-supported)
- Trash and butt-can pickup on a daytime cadence where requested
- Photo verification before/after, attached to the monthly report
What's not included
We name the line items we won't quietly run past you.
- Snow plowing (referred — different equipment, different trade)
- Asphalt seal-coating or striping (referred)
- Roof cleaning or roof drain maintenance (referred)
- Landscaping, mowing, or irrigation (referred)
Specific tools. Documented chemistry. Operator credibility through specificity.
Equipment
- Hot-water pressure washers with reclaim recovery for dumpster pads, drive-through lanes, and trash compactor zones
- Walk-behind and ride-on parking-lot sweepers — soft-bristle for sealed surfaces, steel-tined for unsealed
- Water-fed pole exterior glass cleaning to 25 ft, lift-supported above
- De-icer chemistry matched to your concrete or asphalt — chloride-rated for sensitive substrates
- Reclaim mats and vacuum recovery to comply with municipal stormwater rules
When to add this to a recurring program
Cadence options we run for Outdoor: Weekly sweep + monthly pressure wash, Bi-weekly bundled visit, Quarterly periodic, Snow-event response only. We'll sequence it inside your existing program so the building doesn't see a second crew.
Photo packet, escalation log, monthly report.
The artifact trail your auditor, your tenant, and your CFO can all read.
Date, address, scope completed, eight to twelve annotated photos, tech sign-off — emailed before you walk in.
Anything flagged on a visit gets logged and routed to a named lead. You see the open tickets, not the silence around them.
Photo-verified service, escalation log, scope adherence, consumables — one PDF, every site, every month.
A real number after a 15-minute walk.
We bid outdoor from a walkthrough, not a square-footage table. Pricing reflects the building's risk profile, the crew tier, and the cadence. We'll quote a real number after a 15-minute site visit and never raise it mid-contract without 60 days written notice.
Annual review, written 60 days in advance, capped at CPI for renewals. No mid-contract surprises.
The questions that don't show up on a procurement form.
Outdoor Building Maintenance, on a documented program.
Send us your scope and we'll send a real number back. Or book a 15-minute walkthrough — we bring a notepad and a camera, not a sales deck.
